Job Summary:

The Development Manager works directly with the CEO, President and other senior management personnel on future business, project development and strategic planning as well as focuses on improving current systems and work processes.

Essential Duties and Responsibilities:

New Ground-up Development

Acquisition Phase

  • Participate in development underwriting
  • Perform due diligence work to understand risks and opportunities with a site
  • Create the master development schedule from site acquisition, through building turnover and operations

Permitting/Preconstruction Phase:

  • Meet with city departments and monitor permit review progress and acquire all required approvals and permits
  • Solicit, negotiate, and award design team and consultant contracts
  • Participate in project vision and site massing studies
  • Create the master development budget
  • Review the contractor s qualifications, assumptions, and construction budget
  • Solicit and participate in contractor contract negotiations and award

Design Phase:

  • Provide technical expertise in design materials, products, techniques, and procedures
  • Review due diligence reports and incorporate information into the project design
  • Lead the coordination process with the design team and consultant
  • Review plans and specifications to assure a complete scope of work is captured and identified
  • Review the contractor s project schedule for logic and accuracy
  • Review the budget from the contractor and identify strategies to achieve development budget
  • Solicit, negotiate, and award owner consultants and vendors

Construction Phase:

  • Provide technical construction management support to the development team
  • Attend weekly owner, architect, and contractor project meetings
  • Monitor quality of construction, identify and oversee resolutions to deficiencies
  • Participate in the contractor s subcontractor approval letters
  • Review all reports from the geotechnical engineer, material testing, commissioning agent, and special inspectors
  • Review all requests for information and monitor response
  • Review all submittals and monitor approval
  • Create and maintain a detailed cost report and monthly forecast
  • Coordinate commissioning and quality inspections and reporting
  • Review contractor s monthly requisition for payment including verification of stored materials and subcontractor lien releases
  • Review all change order requests, allowances, and owner change orders for approval
  • Review and approve all design team and consultant invoices
  • Review all project close-out documents with the contractor and owner prior to contract closeout
  • Work with the operations teams to turnover, occupy, and closeout the project

Other Major Capital Improvement Projects

  • Interior renovations in occupied buildings
  • Exterior restorations to occupied buildings
  • Additions to occupied buildings
  • Assist Operations team with complex building related issues in existing assets

Education and/or Experience:

Bachelor s Degree required

10 - 15 years of experience working with a real estate developer, general contractor or in a construction management role overseeing large, complex, multi-year projects

Experience with mixed use high-rise construction, phased occupancy, tenant relocations and multi-residential apartment and condominium construction is required

Qualifications (Skills & Abilities):

Extensive experience managing projects, project teams, and developing processes that work within the environment and culture of the organization

Extensive expertise in developing and maintaining strong business partner relationships including negotiation skills

Excellent communication and presentation skills, both verbal and written

Strong organizational and problem-solving skills

Ability to manage multiple priorities and adhere to tight deadlines

Strong analytical skills to assess issues and create effective solutions

Adaptable to new technologies and committed to continuous self-development

Self-motivated and results oriented
